The legal process is an important part of any real estate transaction. To ensure a smooth and secure transfer of ownership, we offer the option of using our experienced in-house attorney or to choose your own legal representation if preferred. Our goal is to provide you with the flexibility and confidence you need to proceed comfortably.
Once you have an attorney you can then confirm the cost of your plot.
Please note that an additional 4 to 5% of the purchase price will be applied to cover government stamps, taxes, and attorney fees and each year you’ll need to pay property taxes, which are 0.25% of the land’s purchase price. This tax is due one year after you officially declare your property.
Decide if you want to hold the title in your personal name, or acquire a corporation.
Sign a purchase and sale agreement with a 20% down payment to reserve your plot. Typical closings take 30-60 days, with all due diligence documents, including water, electricity, and land use agreement from the city council, provided.
At closing, pay the remaining balance and sign the deed to officially transfer the title of your land. The Attorney submits the deed to the national registry of Costa Rica, this completes your purchase.
Once the title is in your name, you or an attorney visit the Santa Cruz city council to officially declare your property.
